Above-average increase in asking rents in the third quarter of 2022

Advertised rents nationwide rose by 5.8% in the third quarter compared to the previous year. This is significantly more than the average of the past three years, which was +4.5%, as determined by the IW Cologne.

Rents increased the most in Berlin (+8.3%), Leipzig (+7.8%) and Bremen (+7.6%). The extra charges were more moderate in Munich, Stuttgart and Frankfurt (+1.4% to +3.5%).
Landlords adjusted their new contract rents for inflation. However, the fact that they could also enforce this is due to the higher demand. Because ancillary costs have also risen significantly, housing costs rose by 10.9% at the end of September compared to September 2021. The IW determined an increase of 9% in cold ancillary costs and 48% in heating costs for the above mentioned report ; in advertisements for gas-heated apartments, the discounts rose by 56%.
