What will change in 2022 when buying a property

According to forecasts by real estate experts, anyone who wants to buy a house or apartment will have to face rising prices in 2022 as well. Those who already own a property will have to be prepared for some changes, too.

According to the coalition agreement, the government wants to promote the purchase of owner-occupied housing so that more people can live in their own apartment or house. Households with incomes below the limits of the housing subsidy programs are to be supported with repayment grants and interest rate reductions.

In Germany, the additional purchase costs when buying real estate are comparatively high, in particular due to the real estate transfer tax, which is between 3.5 and 6.5 percent depending on the federal state. In order to lower this hurdle to acquiring property as well, the federal states should be able to make land transfer tax more flexible in the future.

From December 1, 2022, owner associations with more than eight units that appoint a property manager are entitled to have their employees professionally qualified. Only those who have proven the relevant knowledge by means of an examination in front of a chamber of industry and commerce may practice.

Oil and gas prices are already at record highs. On January 1, 2022, the CO2 tax for fossil fuels - that was introduced a year ago and increases every year -increased to 30 euros per ton of CO2. The price of a liter of heating oil raised by almost 1.5 cents and a kilowatt hour of natural gas by 0.1 cents.
