Kopenhagener Strasse is a street in Prenzlauer Berg running from Schönhauser Allee in the east to Mauerpark in the west – parallel with Gleimstrasse.

Falkplatz and Mauerpark are located not far from the property in number 13 – the two parks are considered the green heart of the socalled “Gleimviertel” – the streets surrounding the Gleimstrasse – and here the locals relax in the sun and throw on the barbeque during the sunny days and warm nights of the summer.

In recent years the whole neighbourhood has gone through tremendous changes. The eastern part of Gleimstrasse now offers a very lively nightlife and in the little niches between Gleimstrasse and Kopenhagener Strasse one will find more and more exciting little bars, cafés, restaurants and shops.

The property is a classical brickwork house dating back from approx. 1904. The house faces to the south and consists of a house to the street, a courtyard house and two side wings with a total of three staircases.

A widescale refurbishment and modernization has been planned to ensure a contemporary and modern comfort of living. The house will be provided with three elevators meaning that all apartments, even those in the side wings, will have elevator access. Also, all apartments will have their own balconies or terraces. The existing balconies to the street will be refurbished and all apartments facing the courtyard will have new balconies installed. The courtyard faces a railroad embankment to the north but rather than being something to worry about this is going to be one of the highlights of the property. The will be no massive fire-resisting wall to take the light away from the courtyard. In stead, the developer will construct a 6 meter tall transparent glass wall which simultaneously gives the residents a free view of the railroad and reduces noise up to a level where the courtyard will actually be quieter and the apartments facing here have less noise than the apartments facing the street. All apartments up to the 4th floor will be noise protected by the glass wall.

The refurbishment is planned to begin in the summer of 2009 and expected to be completed until March 2011. The planned communal costs are EUR 2,35 per square meter.
